Location and the View

House name is the “Buddha Blue House” because that’s what people started calling it, and we like the name.

The 180 degree ocean view from the upstairs Sky Room includes a view of the Surfers Beach break, which is at a walking distance. It enables one to check the surf without leaving the house.

The location of the house affords a great view, yet the house is tucked into the landscape to protect from storms. The house takes advantage of natural terrain for protection from extreme wind.

At 150 feet above the sea level, the house is located at one of the highest points on the island.
Landscape features
-
Unique, natural landscape of the lot: the holes and natural rock formations are stunning and the house integrates organically into that setting. Rather than fill the deep holes on the lot and level the coral outcroppings, the house is designed around them. Intending the holes to have plant and lighting features and be integral to the landscape of the lot.

Two rock holes on the lot have been converted to garden beds made with a bottom thin skin of concrete designed to be permeable, yet retain water, then back filled with a mixture of red dirt and seaweed. Prodigious peppers, tomatoes and basil have been grown in the beds. Rainwater runoff from the house irrigates the lower of the two garden bed holes.

There are 4 other natural holes in the lot that have grown Papaya and Bananas. One hole is naturally irrigated by the heated outdoor shower and two others by house roof runoff.
House features

House foundation and construction was done by a master builder who came from Nassau to work on the Lenny Kravitz recording studio.

That the house and grounds have stood 10 years of Eleuthera environment more or less unscathed is a testament to the quality of the build.

Basement remains bone dry and free from mold, pests or vermin after 10 years.

House is fully insulated, keeping it naturally cool in the summer.
Functionality

House is designed to fully function without electricity. The open plan front deck is oriented to channel the prevailing breeze through the house for effective natural cooling.

The house currently is setup for off grid solar but there’s a designated tie in point on a BEC transformer immediately across from the lot.

There is a sand filled trench connecting the cistern and house. The trench has 2x2” water pipes and 2 3/4” electrical conduit.

Lot has a town water fed 1600 gallon plastic cistern that gravity feeds the outhouse for toilet, sink and shower. The cistern is surrounded by a circular rock wall both for protection and as an aesthetic feature.

The house duplicates design elements from the original Pyfrom Cottage such as use of gravity fed plumbing to back up to regular systems, use of tile for passive heating and cooling and open plan construction for cooling air flow.
Design

The concrete walkways connecting the lot’s structures as well as the decks around them have palm leaf stamping designs.

A master mason build the front wall, the circular wall around the cistern and various planter beds walls in a traditional Caribbean rock work style.
Other buildings

There are two out buildings; a 12 x 14 outhouse/guest sleeping loft and an 8’x8’ tool/storage shed.

There is an outside heated shower area that connects to a 10’ x17’ wooden deck.

There is a foundation for a combo roof fed cistern and hot tub that would have an ocean view.

The yard has electric conduit to the outbuildings and various drops around the yard. Water also is fed to outhouse and outlets in the yard through buried conduit.
Weather tested

House is designed for survivability in extreme weather events. The house has already survived 130mph winds for 8hrs with no damage at all. (Design spec is for 150 but hasn’t been tested).

Shingles are tarred down and edges sealed. Roofing nails in tar paper and shingles were tar sealed individually.

Roof and house construction was done by a master framer from Miami to highest current hurricane rating standards.

All connections are double strapped and stainless steel guy wire runs from the walls through the roof as further support.

Front profile of the house copies the front profile of an F1 car in an attempt to present an aerodynamic profile to the prevailing wind.
Other features

“As is” status of sale includes tile for entire first floor of house, and on demand propane.

There is a small hardware store’s worth of fasteners and hardware that comes with the house.
-
Included are: fixtures for the outhouse, a small solar setup for outhouse and backyard BBQ area, tools, really most everything needed to live onsite.
